Going downstairs, you will have immediate contact with the sand at Ocean Park Beach, one of the largest warm, swimmable, and sport-oriented beaches in San Juan.
Conveniently located, with proximity to the island’s most prominent areas and within walking distance to restaurants, 24/7 supermarkets, Saint Johns and Robinson school, coffee shops, casinos, bars, stores, banks, hospitals, easy access to the highway, and a few minutes' drive to the airport, the historic Old San Juan, El Distrito Entertainment Convention Center, Condado Lagoon, San Juan Bay, the trendy area of Miramar, La Placita de Santurce, and the Condado area.

Late arrivals: Arrivals after 11:00 pm are considered after-hours, require prior approval, and are subject to personnel availability. If approved, a $45.00 late arrival fee will apply and will be requested through the Platform. We understand delays, missed or rescheduled flights can occur, as well as car-rental delays or other special exception requests. However, arrivals after midnight are highly restricted and cannot be guaranteed. These limitations are necessary to maintain the security standards, building regulations, and to avoid our personnel working at late-night hours.
If you’re arriving on a late flight, we strongly recommend heading directly from the airport to the property (Uber or taxi is the fastest option) to ensure you arrive by the permitted time. Renting a vehicle adds approximately one hour to your arrival time. To help each other with the check-in process, one registered guest may arrive first to complete the required check-in walkthrough, while the remaining members of the group arrange transportation or collect the rental vehicle. The guidance provided must be shared with the rest of the group.
-Luggage drop-off storage is available a few blocks from our street. Convenient for early arrivals or late departures. We will share information with you at reservation, including the Home Manual, check-in instructions, and other helpful details.

-As an additional value offered during your stay, our unit is in addition prepared ( for rationing dates, if necessary) with a 5-gallon emergency portable bucket with a shower kit for each bathroom, additional gallons of water, and a 5-gallon container of distilled water with a dispenser for drinking and cooking purposes. If urgent conservation measures are required: We recommend keeping the portable shower buckets filled during the available water-supply periods, before the scheduled rationing hours, so that additional water remains available when needed. Moderate water consumption is always appreciated, particularly out of consideration for other affected people in other areas.
-Water supply PR update: Our building is operating with normal flow of water supply. In addition, our cistern is at full capacity, and the water level. This has allowed for greater continuity of water service, and units remain fully functional, well-maintained, and prepared for our guests to enjoy their stay.
We kindly ask and appreciate your review and agreement to our Home Care & Building Regulation Policies:
-No sublease or transferable rentals are allowed.
-Gatherings are not allowed, or extra guests to stay; max occupancy is 5.
-Smoking Policy: Smoking is strictly prohibited inside the unit, on the balcony, and in all indoor common areas of the building. Violation of this policy may result in a $500 fine.
-Guests must be over 28 years.
-Utilities are included: Will be a well-appreciated use electricity in an “Eco-Friendly” way by turning OFF units when rooms are not occupied. As a private home, we appreciate the moderate consumption of AC units.
-Christmas & New Year's: min. 5 nights, each one as a separate reservation. May not overlap with each other unless reservations are made for the two weeks together. Check-in will not be available on November 26th, Dec. 24-25-31st, or Jan. 1st.
Long-term monthly basis rentals for 28 nights or more:

-Utilities are provided: Internet fiber. Water and electricity, with a top cap of consumption of $40.00 (water) and $ 350.00 (electricity). Excess is to be covered by the tenant; the remaining balance must be disbursed with each utility bill received. A security deposit is required and refundable after an adequate inspection upon departure and the payoff of utilities if exceeded.
-Housekeeping is required twice a month, covered by the tenant; plus last service after departure.
-Listing accommodates up to 5 members comfortably; top limit. Please note the living room is not considered a sleeping room and is designated as an entertainment room.
-Under Extenuating Circumstances due to:
Imminently endangered storms confirmed that the safety of our guests comes first. If the guest needs to move out of the property, as a courtesy, we will return each nightly rate from the date of departure ( this does not apply to atmospheric trough), however, VRBO fees, taxes, and cleaning are not guaranteed to be returned.
Pet: We require guests with pets to contact us before the reservation. Regulations:
1. The pet must be trained for outdoor pottying. Accidents can occur on furniture, rugs, or cause scratches. The tenant will be fully responsible for the replacement of any damage.
2. Only 1 dog is allowed, max 40 lbs. NO cats; allergy issues.
3. Certification of service and emotional support required.
4. Housekeeping will be required once a week by our personnel crew, and payable by the Tenant.

6. It's prohibited to unleash pets and to bring them to use green common areas for their necessities. Service elevators must be used at all times.
-Maintenance, repair, or urgent issues: THE LESSEE agrees with this contract, the OWNER, Landlord, or Administrator has access to the property for showing purposes if the property requires immediate attention for any required repairs to be attended to. Any malfunction the LESSOR must communicate upon its occurrence, within a period of 24 hours from its manifestation, for the record and the OWNER’S attention. These shall be paid by the LANDLORD(S) if they were not caused by misuse or neglect of the TENANT(S). Urgent repairs require immediate attention to the principal valued equipment. Access to the property will be granted within 30 minutes before the scheduled time. Monthly rentals require housekeeping twice a month by the TENANT.
-Beach & Ocean Conditions:
Ocean conditions vary daily and depend on weather and natural factors beyond our control. Some days the water can be very calm and flat, while other days may have stronger waves or currents.
We always encourage guests to use their best judgment and follow local safety guidelines when swimming. If conditions at the nearby beach are not ideal, we are happy to recommend other San Juan beaches to explore, where the water is usually calmer and shallower. Your safety and enjoyment are very important to us.
